Building Services Manager – Blanchardstown, Dublin 15

We are seeking an experienced Building Services Manager to join a Tier 1 main contractor delivering large-scale construction projects. This is a senior management role with responsibility for leading building services engineering.

Key Responsibilities:

  • Lead the review of building services design for buildability, coordination, and commercial optimisation.

  • Manage and maintain design issue schedules and RFIs, ensuring timely resolution in line with programme.

  • Ensure projects are resourced with appropriate engineering and technical capability; lead and develop services engineering teams.

  • Manage technical submissions, approvals, and inspections in line with programme and quality requirements.

  • Oversee dimensional control, setting out assurance, and robust checking procedures.

  • Lead coordination of MEP services, temporary works (within scope), and BIM-driven clash resolution.

  • Chair or contribute to regular services and design coordination meetings, providing clear reporting on risks, design status, and programme impacts.

  • Manage method statements, risk assessments, and ensure safe systems of work across all services packages.

  • Oversee quality assurance, ITPs, inspections, NCRs, and snagging through to handover.

  • Support procurement by defining scopes, reviewing subcontract packages, and assisting with subcontractor selection and compliance.

  • Monitor package values and report commercial or programme risks to the Project/Contracts Manager.

  • Drive lessons learned, continuous improvement, and close-out of subcontract accounts.

  • Ensure full compliance with company policies, quality systems, and health & safety legislation.

Requirements:

  • Proven experience in a senior Building Services / MEP management role with a main contractor.

  • Strong leadership and people management capability.

  • Excellent understanding of design coordination, buildability, BIM, and services integration.

  • Strong commercial and programme awareness.

  • Experience managing quality systems, inspections, and handover processes.

  • Relevant engineering qualification (Building Services, Mechanical, Electrical, or similar).
