Building Services Coordinator

Overview

The Building Services Coordinator will be responsible for the coordination and delivery of all MEP (Mechanical, Electrical, and Plumbing) services across a range of residential, commercial, and industrial projects. Working closely with site teams, design consultants, and subcontractors, the role ensures that building services are fully integrated, compliant, and delivered in line with programme and quality standards.

Key Responsibilities

MEP Coordination & Technical Delivery

  • Coordinate mechanical, electrical, and plumbing services from design through to installation and commissioning
  • Review drawings, specifications, and technical submittals to ensure accuracy and buildability
  • Identify and resolve clashes between MEP and structural/architectural elements using BIM tools
  • Ensure all MEP installations align with design intent and project requirements
  • Support the commissioning and handover of building services systems

Design & Submittal Management

  • Manage the submission and approval process for MEP technical documentation
  • Liaise with consultants and design teams to resolve technical queries (RFIs)
  • Ensure timely release of coordinated drawings in line with the construction programme
  • Maintain accurate records of all MEP design changes and updates

Stakeholder Coordination

  • Act as the link between site teams, subcontractors, consultants, and client representatives
  • Coordinate MEP subcontractors to ensure quality and programme alignment
  • Attend and contribute to coordination and progress meetings
  • Support site teams with technical guidance and issue resolution

Programme & Progress Monitoring

  • Track MEP installation progress against the project schedule
  • Identify risks or delays and implement corrective actions
  • Work closely with the Project Manager and planners to ensure timely delivery of services

Quality & Compliance

  • Ensure all MEP works comply with project specifications, Irish Building Regulations, and industry standards
  • Support QA/QC inspections and ensure high standards of installation
  • Assist with BCAR documentation and certification related to building services

Health & Safety

  • Promote safe installation practices across all MEP activities
  • Ensure compliance with site health and safety procedures
  • Review method statements and risk assessments for MEP works

Commercial Support

  • Assist in value engineering exercises for MEP systems
  • Support the assessment and management of variations
  • Understand cost implications of design and installation decision

Requirements

  • Degree or trade background in Building Services Engineering, Mechanical/Electrical Engineering, or related discipline
  • 3–7+ years’ experience in a Building Services / MEP coordination role
  • Experience working with a main contractor or MEP contractor on construction projects
  • Strong knowledge of HVAC, electrical, and plumbing systems
  • Familiarity with BIM tools such as Revit and Navisworks
  • Good understanding of Irish Building Regulations and BCAR processes
  • Strong organisational, communication, and problem-solving skills
  • Ability to work effectively in a fast-paced site environment
